How Long Does it Take To Sell Shelter Bay Homes ?

by Jean Groesbeck ~ November 1st, 2008. Filed under: La Conner Market Stats.

How long it takes to sell a Shelter Bay home depends on many factors.  The discussions in the news about the real estate market, both nationally and about Seattle, impact us, but these reports do not represent our market.  Why?

Ø      By  By the time the news reports on the real estate market, it is old news.  This is a fast paced business, and stats that are 2 months old are not meaningful.  (This is why we have gone to a blog format for real estate news rather than snail mail).

Ø      Real Estate is the most LOCAL business on earth!

The Shelter Bay real estate market is what is important to Shelter Bay home buyers and seller.  The Shelter Bay real estate market halted the first three months of this year while issues pertaining to the lease were being decided.  Luckily, the Shelter Bay real estate market has started to rebound.

Generally speaking, home that are more expensive take longer to sell because there are fewer buyers.  However, the real factor is not price but VALUE.  The best value AS PRECEIVED BY THE BUYER is what will sell first.

How do you make your home the best value?  Price it right.  In this slow market you have to price under the competition slightly if you are to be a better value.  Or if you are priced the same but your Shelter Bay home is superior is terms of condition of the home, floor plan, age of the home, curb appeal, staging, etc.  Then your home will be perceived by most to be a better value.
