Prices on last month’s closed sales of single family homes and condominiums (combined) were down slightly (2.35 percent) from a year ago. The median sales price for last month’s 4,211 completed transactions across the 21 counties in the MLS system was $269,450. That compares to a year-ago median price of $275,945.

For single family homes (excluding condos) the median price was $275,000, down 3.5 percent from a year ago. Prices increased from 12 months ago in nine counties (Clark, Grays Harbor, King, Kitsap, Kittitas, Mason, San Juan, Skagit, and Thurston), led by San Juan (up 23.8 percent) and Mason (up 20.8 percent).

In King County, which accounted for more than one-third of last month’s closed sales of single family homes, the median price was $380,000, an increase of 1.3 percent from the year-ago figure of $375,000.

Along with lower prices and record low mortgage interest rates, buyers have abundant inventory to consider, further bolstering their bargaining position.

NWMLS members added 9,533 new listings to inventory last month. The mix included 8,172 single family homes and 1,361 condominiums. With these additions, the number of active listings at month end totaled 44,186, an increase of 6.4 percent from a year ago. Sixteen counties reported larger inventories than twelve months ago.

Northwest Multiple Listing Service, owned by its member brokers, is the largest full-service MLS in the Northwest. Its membership includes more than 24,000 brokers and agents. The organization, based in Kirkland, currently serves 21 counties in Western and Central Washington around Western and Central Washington.

Cyanobacteria, also known as blue-green algae can grow in any type of  water, they are usually too small to see but can form visible colonies called an algal bloom.  Cyanobacterial blooms usually occur when organisms that are normally present grow exuberantly.  Blooms usually float to the surface and can be a couple inches thick, especially near the shoreline.  The algal blooms can grow at any time of year but are most common during summer and fall. 

Most of the toxic blooms can look like foam, scum, or mats on the surface of fresh water lakes or ponds.  The blooms can be blue, bright green, brown, or red and may look like paint floating on the water. Some blooms may not affect the appearance of the water.  As algae in a cyanobacterial bloom die, the water may smell bad. 

People and dogs can be exposed to this algae by drinking water that comes from a lake or resorvoir with cyanotoxins, drinking untreated water, engaging in recreational activities in water with cyanotoxins, and inhaling aerosols from water related activities such as boating.  If skin is exposed to it people and animals can develop a skin rash, hives, or blisters. If inhaled people may experience runny eyes and nose, a sore throat, asthma like symptoms or allergic reactions.  If the toxic water is swallowed it can cause acute, severe gastroenteritis, liver toxicity, kidney toxicity, and neurotoxicity which can occur 15 to 20 minutes after exposure. 

In dogs neurotoxicity may cause salivation, weakness, staggering, difficulty breathing, convulsions, and death.  In people it can cause numb lips, tingling fingers, and dizziness.  The best way to protect yourself, your family, and your pets is to not engage in any water activities where the water looks discolored, foamy, or there is algae on the water.  And if you or your pets do swim in contaminated water, rinse off with fresh water as soon as possible.  If you check the waters before swimming, boating, or allowing your pets to swim in them, you and your pets should be protected and healthy.

This will be the NW Cruisers 9th Annual Latitudes & Attitudes get together, completely organized by local fans and readers of the monthly International cruising magazine. The event typically moves to a new Puget Sound location each year. “We expect more than 120 boats and upwards of 1,000 people,” explained Bob Bitchin, Publisher of the magazine. “We throw six to seven of these cruiser’s parties around the country, mostly at the national boat shows. But this one is different as the local readers put it all together.”  With the community, Anacortes Chamber of Commerce and the Port of Anacortes helping out with the event, Bitchin believes that this event will be bigger than all the previous. 

 The event activities are designed mostly for the whole family. To kick off the event on Friday there will be a barbecue hosted by Anacortes West Marine.  For the adults later that evening , a pub-crawl featuring many of the town’s favorite watering holes will take place.  Others can sit back and relax on their boat while enjoying a cruiser’s concert with music on the dock by a northwest favorite, Dave Calhoun.  Saturday’s activities consist of a potluck on the dock, blind fold dingy races, and children’s events including a treasure hunt and young pirate training.  Later on in the evening, the Pirate Ball will  be held, with music by Eric Stone.  The event is free to all that attend.  But anyone can buy raffle tickets; the Grand Prize is a one-week charter on a Sunsail sailboat in the Caribbean. 

Local Anacortes and Puget Sound merchants will be donating even more booty, adding loot to the raffle drawing. Part of the proceeds of the raffle will benefit a great local non-profit group, The Sea Scouts.  So mark your calendars for a fun filled weekend, come on down with the whole family and party like a pirate!
